India, June 29: Srijan Group, one of Eastern India’s leading real estate and infrastructure conglomerates, today took formal possession of the historic Armenian Ghat precinct on Strand Road after signing a 60–year lease with the Syama Prasad Mookerjee Port (SMPK).
The transfer of this 16,507-square-metre property marks the launch of a major urban rejuvenation initiative. The project will transform a neglected stretch of the Hooghly riverfront into a high-end commercial zone, merging Kolkata’s rich colonial heritage with modern economic vitality.
The precinct consists of some of the city’s most architecturally significant maritime structures, including the erstwhile Strand Warehouse, Jetty Shed 1, Jetty Workshop, and the Armenian Warehouse.
To preserve this legacy, Srijan Group will employ an adaptive-reuse strategy, blending these historic assets with contemporary spaces for high-street retail, Grade-A offices, luxury hospitality, and experiential riverfront cafes. Through heritage-inspired public spaces and dynamic leisure infrastructure, Srijan is proudly returning Kolkata’s waterfront to its citizens.

LEADERSHIP & INSTITUTIONAL PERSPECTIVES
“The formal handover of the Armenian Ghat precinct is a moment of profound responsibility and pride for the Srijan Group. This is not merely a real estate acquisition; it is an exercise in custodial stewardship. Armenian Ghat is deeply etched into the socio-commercial fabric of Kolkata, representing the very spot where global cultures and commerce converged on the banks of the Hooghly. Our vision is to respectfully breathe new life into this monumental address. We are balancing rigorous heritage conservation with contemporary urban development to create a world-class waterfront destination. By introducing premium spaces for commerce, leisure, and hospitality, we aim to reconnect our citizens with the riverfront, revive the city’s maritime identity, and create a lasting cultural and economic asset that elevates Kolkata’s position on the global tourism map.- Arjun Agarwal, Associate Director, Srijan Realty
“The optimization and revitalization of historic port assets through structured public-private collaborations remain a core strategic priority for the Syama Prasad Mookerjee Port. This collaboration with Srijan Group reflects our commitment to unlocking the latent value of Kolkata’s historic riverfront. By converting underutilised maritime infrastructure into vibrant hubs of economic development and tourism promotion, we are creating a self-sustaining model that drives urban regeneration and heritage conservation. This project will serve as a definitive benchmark for how historic port cities can activate their waterfronts, foster robust public engagement, and meaningfully contribute to the city’s broader macroeconomic growth story.” Rathendra Raman, Chairperson, Syama Prasad Mookerjee Port, Kolkata
This landmark project is poised to become a game changer for the business landscape of Bengal.
